The Pebble Beach Concours d'Elegance takes place on Sunday 15 August 2027 on the 18th fairway of Pebble Beach Golf Links. The show field opens to credentialed spectators at 5.30am, judging begins at 8am, and the awards programme runs from approximately 1.30pm to 5pm.

Those hours matter for accommodation more than almost anything else. A residence that is charming at eight in the evening and impossible at half past four in the morning is the wrong residence for a group with a car on the field. Concours Sunday should be planned first and the rest of the week fitted around it.

The Pebble Beach Auctions run from 11 to 14 August, with Gooding Christie's viewing across 11 to 14 and the sales on Friday 13 and Saturday 14. Concours Village operates from 12 to 15 August. Under official arrangements, 17-Mile Drive is closed to non-Concours related traffic from 12 to 15 August, with defined access rules for event participants and residents.

When the Pebble Beach premium is justified

Staying inside the forest carries a clear premium. It is justified when the group uses the estate repeatedly during the day rather than only at night: an entrant returning between judging and awards, a principal hosting between commitments, a team that needs to change, regroup or collect guests more than once.

It is much harder to justify when the group leaves in the morning and returns in the evening. In that pattern, a better house in Carmel or Carmel Highlands with stronger bedrooms and dining usually delivers more for the money, provided drivers are organised and departures are early enough.

Collector cars: the detail that decides the estate

• Enclosed, secure garaging with confirmed door height and internal clearance.
• Driveway geometry: apron transition, gradient and turning radius for a long, low car.
• Surface quality, including gravel that may be unsuitable for a concours-prepared vehicle.
• A separate route or standing area so chauffeur vehicles do not cross the car's path.
• Power for battery conditioners and space to work on a car before Sunday.
• Overnight security arrangements and who holds access to the garage.

These should be confirmed in writing. Few property descriptions address any of them, and for a car heading to the 18th fairway they are not negotiable details.

Hosting at the estate

Many collector and corporate groups use the residence for a private salon or dinner during the week, often the evening before the Concours. A property earns its premium here when it has a dining room that genuinely seats the group, reception space that flows, service access that does not run through the guest areas, and an arrival that feels private.

Where a property sits within a managed community, permissions for catering, additional vehicles, marquees or extended evening use should be established before the residence is confirmed, not afterwards. Rules differ property by property.

Bedroom equality and early starts

Concours Sunday begins in the dark. A house where half the bedrooms sit above the kitchen or beside the driveway will wake people who are not leaving at five. Where the group includes clients, partners and guests who are not attending the early programme, the allocation should separate the early risers from everyone else.

For corporate parties, comparable rooms for comparable guests remains the rule. Estates on the Peninsula frequently combine one exceptional suite with guest rooms of markedly lower standard.
