SEMA Hotels vs Private Residences for Executive Teams

5 September 2026 · Updated 6 September 2026

Luxury private residence overlooking Las Vegas

SEMA 2027 runs from 2 to 5 November in Las Vegas. Compare hotels with private residences for executive teams, manufacturers and corporate groups attending the Show.

The position in brief

The 2027 SEMA Show takes place from 2 to 5 November in Las Vegas, returning to the Las Vegas Convention Center. For many attendees a Las Vegas hotel is obvious; for a senior executive team, manufacturer delegation or corporate group it is not always strongest.

The real question is whether accommodation simply provides bedrooms or also supports private meetings, executive downtime, client entertaining, group coordination, vehicles and a demanding four day business programme. Hotels offer enormous convenience. A private residence offers something different: control of the environment. For some groups the best solution combines both.

When a SEMA hotel is the right answer

Las Vegas is exceptionally equipped for major conventions. If the group primarily walks the Show floor, attends meetings and entertains in established restaurants and hospitality venues, a hotel can be difficult to beat.

  • Individual rooms
  • Housekeeping
  • Front desk
  • Restaurants and bars
  • Meeting facilities
  • Concierge
  • Straightforward expense allocation
  • Easy late arrivals
  • Conventional corporate travel processes

A six person sales team spending all day at the Convention Center and evenings at scheduled dinners may gain little from a large private house. They need excellent bedrooms and simple logistics. The mistake is assuming that same answer automatically works for a more senior or complex group.

Where hotels become less effective for executive teams

Hotels accommodate individuals extremely well, not necessarily the group as a unit. Twelve senior executives may be spread across floors; investment teams may need confidential discussions; a brand delegation may want a private breakfast briefing; a company may want clients together privately after the Show. A hotel suite helps, but it remains a public hospitality environment. A well selected private residence can bring accommodation, shared space and executive programme into one controlled location.

What a private residence changes

The principal benefit is not that it is more luxurious than a hotel; Las Vegas has extremely luxurious hotels. The advantage is that the residence is reserved for the group for the stay.

  • Common breakfast area
  • Private living rooms
  • Informal executive meeting space
  • Private outdoor areas
  • Central driver location
  • Client visit space where permitted
  • Controlled access
  • Separation from the convention environment
  • Parking selected around the group
  • Catering coordinated around the programme

For senior teams, instead of everyone disappearing into individual rooms after the Show, the group has a private base.

SEMA is fundamentally a business event

SEMA is a trade focused automotive aftermarket event centred on product discovery, education, networking and business development. The value of the week is not confined to the exhibition floor. Useful conversations can happen before opening or after the Convention Center closes. An executive residence gives those conversations somewhere private: a 7 a.m. leadership briefing, client breakfast, investor discussion or informal dinner with industry partners. For commercially important programmes, accommodation can form part of business infrastructure.

Staying close to the Las Vegas Convention Center

For teams prioritising operational simplicity, accommodation around the Convention Center and central Strip remains highly attractive. Proximity can reduce unnecessary movements during four intensive Show days. Relevant needs include arriving before opening, returning between meetings, dividing into separate groups, attending Strip evening events, hosting hotel or restaurant dinners and departing after the final day. In those circumstances a hotel can remain the superior operational choice.

When a residence away from the Strip becomes worthwhile

The calculation changes when privacy and property quality outrank immediate Strip access. A substantial private residence can suit a senior group wanting to leave the convention environment each evening.

  • Several high standard bedrooms
  • Large communal living space
  • Executive meeting space
  • Private dining
  • Substantial outdoor areas
  • Controlled access
  • Garage and parking
  • Quieter surroundings
  • Room for leadership and selected clients

The search can extend into Las Vegas residential areas, but the property still must justify the additional transport requirement.

Summerlin and western Las Vegas

For residence led briefs, Summerlin and western Las Vegas can offer a more residential environment and larger private homes than the resort corridor. It is relevant to executive leadership groups, principals, investors, private automotive clients, groups needing substantial private living space and parties staying beyond core Show dates. The trade off is organised transport. This can work for a disciplined executive programme but less well where delegates expect complete independent movement all day.

Henderson and southern Las Vegas

Henderson and southern Las Vegas can enter the search when larger residences, privacy and outdoor space dominate. A company needing private entertaining may accept a more organised chauffeur operation; a six person team focused almost exclusively on SEMA meetings probably should not. This is why we begin with the brief, not the neighbourhood.

Executive bedroom standards

A large residence only works if bedrooms match group seniority. A property described as sleeping sixteen may mean four strong suites plus secondary rooms, shared bathrooms, bunks, sofas or child oriented rooms. Brief total guests, single occupancy, en suite count, broadly equivalent standards, principal suites, couples, staff and security rooms and accessibility. Headline guest capacity is secondary; bedroom quality is the real metric.

Manufacturer and automotive delegations

A manufacturer delegation may include senior management, sales leadership, product teams, distributors, agency staff, media, clients and technical personnel. Their accommodation requirements are rarely identical. Putting everyone in one huge private residence can be wrong. A stronger approach can use a principal residence for leadership and private hosting with the wider working delegation in hotels.

The hybrid model can be particularly strong in Las Vegas

A residence plus hotel strategy can work particularly well.

  • Principal residence: chief executive, board members, senior leadership and selected clients
  • Hotel allocation: sales teams, agency staff, support staff and wider delegates

The residence becomes the private centre without forcing the entire organisation away from hotel infrastructure. It may need eight exceptional bedrooms and strong shared space, not thirty bedrooms.

Private dining and client entertaining

A residence might support an executive breakfast, leadership dinner, investor meeting, distributor dinner, product discussion, client reception or informal post Show gathering. A residence for eight overnight guests is different from one hosting thirty visitors.

  • Overnight guest count
  • Maximum visitors
  • Seated or standing format
  • Indoor and outdoor capacity
  • Professional catering access
  • Service space
  • Parking
  • Chauffeur drop off
  • Security
  • Noise and occupancy restrictions
  • Property rules

Confirm the intended use through our property partners before securing anything. Private chefs, catering, transport, housekeeping and supporting services are arranged through independent providers.

Vehicles matter at an automotive event

Executives, collectors or automotive businesses may travel with performance cars, demonstration vehicles, executive and chauffeur cars, support vehicles or media vehicles. Brief enclosed garages, gated access, secure driveway parking, EV charging, turning space, multi vehicle capacity, controlled arrivals and additional security. Do not assume suitability from driveway photographs; confirm with our property partners.

Transport needs to be designed around the Show

SEMA 2027 runs 2 to 5 November. Some guests need early access, others evening meetings, different groups attend separate dinners, and senior executives may return during the day. Include the number of chauffeur vehicles, who travels together, standby requirements, morning windows, evening schedules, client collections, airport transfers, independent movement needs and parking at the residence. A more distant residence works for a coordinated party but can fail a group expecting total individual flexibility.

Building the SEMA executive brief

  • Exact dates
  • Overnight guests
  • Role and seniority
  • Bedrooms
  • En suites
  • Single occupancy requirements
  • Principal suites
  • Preferred location
  • Acceptable distance from the Convention Center
  • Vehicles
  • Garage and parking
  • Chauffeur requirements
  • Meeting space
  • Private dining
  • Visiting guest count
  • Catering
  • Housekeeping
  • Security and privacy
  • Whether hotels form part of the strategy

SEMA week fills Las Vegas, so the brief has to be exact. A precise requirement reaches the right Las Vegas property partners quickly and lets each residence be measured against the same working standard, which is far more useful than asking for a luxury house during show week.

Planning a SEMA week stay

You have an executive team, automotive delegation or corporate group attending SEMA in Las Vegas. Tell us the size of the team, the bedroom standard expected, what the residence must provide as a working base, entertaining plans, transport to the convention centre and the week's programme. Grand Touring Residences can put the requirement in front of our property partners, identify suitable high quality private residences and coordinate the wider stay with relevant property and independent service partners.

When to put the requirement into market

SEMA has published 2027 Show dates as 2 to 5 November. There is no universal deadline. Begin when the group knows enough to issue a specific requirement. Las Vegas has a huge accommodation market, but that does not mean unlimited residences combining multiple equivalent executive bedrooms, privacy, substantial shared space, strong parking, entertaining capability and a workable relationship with the Convention Center. Once the company knows who is attending and what role the property must play, there is little benefit in leaving the requirement undefined.

The practical conclusion

Choose a Las Vegas hotel for individual bedrooms, full service hospitality and straightforward Show and Strip access. Choose a private residence when senior guests require privacy, shared space, meetings, private dining, parking or greater environmental control. Consider a hybrid strategy for larger manufacturer and corporate delegations: leadership and private hosting in a principal residence, the wider working team in hotels. The right question is which structure supports people, meetings, vehicles, entertaining, transport and commercial programme.
